Terms and conditions

1. CONTRACT

1.1 The Contract for a short-term holiday rental shall be made between the Client and Rumleigh Farm Limited.

1.2 The Contract shall be governed by UK Law.

1.3 It will be entered into when the deposit is processed and Rumleigh Farm Limited issues the confirmation letter or email.

1.4 The Contract will be subject to all the following booking conditions.

2. PERIOD OF HIRE

2.1 Rentals commence, unless otherwise notified, at 3 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure.

THE GUEST'S OBLIGATIONS

3. NUMBER OF PERSONS IN PROPERTY

3.1 Under no circumstances may the number of people stipulated in the property description be exceeded and only those listed on the Booking Form may occupy the property.

3.2 A cot may only be occupied by a child aged 24 months or less.
3.3 Yellowhammer sleeps 7 plus a cot.
3.4 Dragonfly sleeps 2 adults only.
3.5 Rumleigh Farm Limited reserves the right to refuse entry to the entire party if this condition is not observed.

4. STOP OVERS

4.1 Should there be a person staying overnight due to inability to drive home or for whatever reason a levy of £70.00 per person per night will become applicable and this can only be done with the express permission of the owners.

5. DAMAGE AND BREAKAGE

5.1 The Guest or a member of their party shall take all reasonable and proper care ( reasonable wear and tear excluded) of the property and its furniture, pictures, fittings and effects in, or, on the property, and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

5.2 If something is broken, damaged, spilled on, knocked over, or a person or animal is sick over, or incontinent in any way within the house, the owners reserve the right to either take a cash payment of an agreed sum, and, or, get the item/s professionally cleaned and present the bill to the clients.

5.2 Any such damage MUST be reported to the owners immediately. If after the client leaves there is damage found that has not been reported the client reserves the right to send a bill covering the damage to the client. If the bill is not paid or the loss settled in a manner that covers the loss - the owners WILL proceed through the courts.

Payment/deposit

6. DEPOSIT

6.1 A deposit of ONE-THIRD (33%) of the rental fee is payable if the booking is made more than (8) eight weeks before the commencement of the rental.

 

7. FINAL PAYMENT

7.1 If a deposit has been made the remainder must be paid no latter than (8) eight weeks before the commencement of the letting.


7.2 The balance will be collected automatically if we hold the guest's credit card details, but if the deposit was paid by some other method, then the guest must remit the balance so that we receive the payment by the due date.


7.3 Should Rumleigh Farm not receive the balance by the due date i.e. (8) eight weeks before the commencement of the letting, or should the credit card company refuse the payment if the deposit was paid by that method, then we will attempt to contact the guest using the contact details with which we have been supplied, but it nonetheless remains the guest's responsibility to ensure the balance is paid on time.


7.4 Non-payment of the balance of the rental (8) weeks before the commencement of the rental period shall be construed as a cancellation of the contract by the Client and they will forefeit the TOTAL deposit paid, the booking will be deemed to have been cancelled, and Rumleigh Farm will be free to rebook the property.


7.5 For bookings made LESS than (8) Eight weeks before the commencement of the rental the total fee is payable on booking.


7.6 Payment can be accepted by credit and debit card (website only) or by cheque if it is denominated in sterling (UK pounds) and received not less than Eight weeks before the commencement of the rental.


7.7 All payments shall be made to Rumleigh Farm Limited at Rumleigh Farm, Rumleigh, Bere Alston, Yelverton, Devon PL20 7HN

 

8. CANCELLATIONS OR CHANGING A BOOKING

IMPORTANT: Rumleigh Farm Limited strongly recommends Clients to take out Cancellation Insurance. You should take out Holiday Insurance through your own insurance brokers.


8.1 A booking can only be cancelled prior to the start of a holiday.


8.2 Any cancellation made by the Client for whatever reason shall be in writing. It can be emailed to This e-mail address is being protected from spambots. You need JavaScript enabled to view it and marked URGENT Cancellation.


8.3 If the booking is cancelled within 13 days of the arrival date, the entire amount of the total cost will be forfeit.


8.4 For cancellations made prior to 14 days before the arrival date, a percentage of the total amount will be refundable. The percentage will be calculated according to a sliding scale and increasing with the length of time between the date of cancellation and the arrival date.

  • 14 -27 days 75%
  • 28-55 days 60%
  • 56 days or more Deposit


8.5 Once a booking has been accepted by Rumleigh Farm Limited the booking can only be changed if new dates are available. There will be a £25.00 incl VAT administration fee.


THE OWNER'S OBLIGATIONS

9. NON-AVAILABILITY OR PROPERTY

9.1 If for any reason the property booked is not available on the day booked (for example fire,or flood) or the property becomes unfit for holiday letting at the start ( no water,) all charges paid in advance will be refunded.

10. LIABILITY

10.1 Rumleigh Farm limited will not be liable for any act, neglect or default on the part of the guest thats causes accident, damage, loss, injury, expense or inconvenience, whether to person or property that is not within the owners control.

10.2 Nothing in these conditions excludes or limits the liability of Rumleigh Farm Limited for:
a) the death or personal injury caused by Rumleigh Farm Limiteds' negligence;
b) for any matter which it would be illegal for Rumleigh Farm Limited to exclude or attempt to exclude their liability.

11. COMPLAINTS

11.1 All complaints must be notified to the owners as soon as is reasonably practicable.


11.2 The owners will carry out an on the spot investigation and if practical carry out remedial action.


11.3 If the owners (Rumleigh farm Limited) are denied the opportunity of investigating the complaint within reasonable time or denied the opportunity to put matters right during the Holiday, then this may result in a reasonable reduction of any compensation which may be payable to the guest arising from such a complaint.


11.4 Electrical and gas appliances are checked at the cleaning stage and assumed to be fully working at the start of every holiday. Non working electrical and gas appliances must be reported immediately. The owners will do everything reasonable to replace, repair or offer alternative options. If the non working of the appliance is found to be the guests fault ( eg a child has jammed a toy into an opening) then Rumleigh Farm will endeavor to offer alternatives for the Holiday duration but may seek compensation.


11. 5 If a Guest is not satisfied with the action taken by the owners concerning the complaint then the Guest MUST put into writing their complaint no later than 7 days from the end of the Holiday and allow the owners to justify their actions before further action is taken.

12. INVENTORY

12.1 The inventory for each property is supplied on line at www.rumleighfarm.co.uk, any discrepancies are to be reported to the owner within 24 hours of arrival, otherwise the inventory will be deemed to be correct.

13. PETS

13.1 Pets are only permitted with prior consent of the owners. It is Rumleigh Farm Limited policy NOT to allow pets, however the owners are willing to make allowances on a case by case approach but reserve the right to refuse with no explanation.


13.2 There is no guarantee to any guest that there have been no pets previously kept at any of the properties.


13.3 If permission for a pet is given they are not allowed at any time upstairs, on furniture, or to be left unattended in the property. If a pets soils the property the owners will seek professional cleaning costs.


13.4 Rumleigh Farm takes no responsibility for the safety of any pet in the property or on the land or on other farms land.

14. DESCRIPTIONS

14.1 Descriptions found on the Rumleigh Farm web site and in Rumleigh Farm brochures and documents is accurate at the time of issue. However where we refer to other places (e.g. restaurants) we cannot be held responsible for inaccuracies as they are out of our control.
